Fast and clean
DALLAS – When Wistron InfoComm (Texas) needed a quick turn around on their major construction project in Grapevine, Contractor Delivery Systems, Inc., (CDS), set their sights on receiving the contract and making that short time-frame a reality.
The firm recently completed the project having built 180,000sf of new interior offices, production, and repair and warehousing space at the S. Hwy 121 location.
CDS, Inc. had spent six months budgeting and preparing for the final presentation of what ultimately became a fee based, profit sharing proposal. In the end, the company was awarded a time sensitive contract with liquidated damages to ensure timely delivery of the project. The twelve-week commitment was accomplished within the time constraints and certificates of occupancy were obtained on time.
Wistron is an original design manufacturer (ODM) for companies who introduce their own electronic parts into the market place. This facility incorporates 20,000sf of new offices, 44,000sf of new production and assembly areas as well as a state of the art 6,000sf clean room facility.
Project challenges were overcome by close coordination with subcontractors and suppliers and making a serious attempt to identify problems before they could impact the schedule.
There were many components to this project that involved careful consideration before implementation. Large parts of the project required demolition from the previous tenant in order to prepare for the new construction. Existing systems had to be terminated and re-tasked to new facets of the reconstruction.
Additional power was provided to the facility in order to serve its manufacturing needs. Due to the extensive office requirements of the project, as well as the computerized manufacturing portions of the facility a new fully modern computer room was built to serve those needs. This included FM-200 and pre-action systems for redundant protection of the computer room.
The grand reception room greets all visitors and executive personnel upon entering the main entrance to the complex. The new exterior storefront was also installed as an upgrade to the existing glazing on the building.
A 1600 square foot break room with full amenities was created to serve the needs of the many employees who will work multiple shifts in this new facility. In addition, a locker room was provided for executive personnel.
ADA modifications were made for handicap ramping and parking spaces in order to satisfy TAS requirements and the HVAC system on the roof underwent a near complete retrofit. The HVAC phase was completed just in time due to the delivery schedule of the roof top units. New gas lines and ductwork were also included in order to meet the new distribution requirements of the build out.
The manufacturing needs of the facility were many and dictated that multiple compressors and air distribution lines be installed through out. Final termination of equipment upon arrival was also accomplished within this scope of work.
The complexities of the different sections of the project were varied with the clean room portion of the work being by far the most technical portion. The coordination and implementation of such critical systems within clean room construction protocols is at best challenging. The performance of air conditioning, air cleaning and distribution must work in harmony or specifications cannot be met. CDS, Inc. is proud to have accomplished the commissioning and certification of the clean room on time and within tolerances.
