Successful operation
AUSTIN, TX – FJW Construction (FJW) recently completed the Medical Park Tower Surgery Center interior build out project in Austin, TX. The tenant improvement was designed by PhiloWilke.
According to project manager J. Patrick Messer, FJW, the 12,500sf center includes five operating rooms, plus a five bed pre-operation, six bed post-anesthesia care unit, stage 2 recovery and support areas. The approximate project cost was $2,546,014, he said.
Messer says the multispecialty ambulatory surgery center, which performs ophthalmology, orthopedic, gastrointestinal, and general surgery procedures, is a joint venture between United Surgical Partners International and the Seton Family of Hospitals. The owner is Jeannie Montgomery.
“As construction manager, FJW handled materials, labor and subcontractors,” Messer said. “Construction inside an occupied medical building, which is also adjacent to an imaging center, required us to be highly responsive to sound and vibration interruptions.
“Moreover, FJW had to manage demolition over the physicians’ parking garage, which took extensive project coordination.
“During demolition, a 4,000sf outside atrium area was uncovered. Despite the surprise, FJW worked alongside the architect to create solutions. As this area was not usable, it was torn out and replaced. Structural concrete was used to infill the old atrium slab.”
Architect Frank Marquez, PhiloWilke, says FJW had a great grasp of the project.
“We worked together as a team to achieve the milestone,” he said. “Altogether, they did a phenomenal job.”
